Fewer than a third of new homes built in Ireland last year were put on the open market.

That’s the findings from research by Sherry Fitzgerald, highlighted in The Business Post.

Last year, 32,500 new homes were constructed.

The data shows that just under 9,500 homes were purchased by private buyers, marking a significant shortfall in the supply of new homes.

The figures shed light on the growing competition for new housing as other sectors absorb a substantial proportion of new builds.

According to the Department of Housing, the state acquired more than 9,000 homes last year for social and affordable housing.

These homes are part of broader government efforts to address the ongoing housing crisis.

The remaining homes were attributed to other uses, including rental properties and units retained by developers for private leasing or institutional investors, further reducing availability for individual buyers.

Housing has become a central election battleground, ahead of voting next Friday.

The latest figures will put pressure on the government to show progress in delivering homes that meet the needs of both public and private buyers.
