Ninety-five new homes in north Dublin will go on sale next month at prices starting from €251,000, offering eligible buyers the chance to purchase properties at an average discount of 22% on their market value.
The final tranche of Starter Homes at Oscar Traynor Woods in Coolock will open for applications at noon on 23 September, with successful buyers expected to move into the properties in 2027.
The release includes 28 one-bedroom, 48 two-bedroom and 19 three-bedroom apartments.
Prices will vary according to household income, with Dublin City Council using its Starter Home Purchase Scheme to make the properties more accessible to people who may otherwise struggle to buy on the open market.
Under the scheme, the council takes an equity share in the home to cover the difference between the property’s market value and the amount the purchaser can afford using their mortgage and deposit.
One-bedroom apartments will be available for between €251,000 and €318,000, with the homes targeted at applicants earning between €56,000 and €71,000.
Two-bedroom properties will range from €299,000 to €380,000 and are aimed at households with incomes of between €67,000 and €85,000.
The three-bedroom apartments will cost between €340,000 and €413,000, with eligible household incomes ranging from €76,000 to €93,000.
The prices represent a significant reduction compared with the wider Dublin market. CSO figures show that the median price of a new-build home in the Dublin City Council area stood at €540,000 in June.
Applications will be accepted online from noon on 23 September until noon on 14 October.
Oscar Traynor Woods is being developed on the former Oscar Traynor Road site in Dublin 17 through a partnership between Dublin City Council, Glenveagh and Clúid Housing.
The wider development is planned to deliver 850 A-rated homes, combining properties for affordable purchase with social and rental housing.
The scheme is being built in phases and is also set to include public parks, community facilities, a multi-use games area and retail and commercial space.
Cllr Deirdre Heney, chair of Dublin City Council’s Housing and Social Inclusion Strategic Policy Committee, said the latest release would provide an opportunity for working households struggling to enter the property market.
“Developments like this demonstrate the importance of sustained investment in affordable housing and the positive impact it can have for individuals, families and communities across the city,” she said.
Lord Mayor of Dublin Daryl Barron said the development would give more prospective homeowners the opportunity to establish themselves in the area.
The council said the homes were designed to provide “a realistic opportunity to put down roots” for people who meet the scheme’s eligibility criteria.
Those interested in applying will be able to submit their applications through Dublin City Council’s affordable homes portal when the process opens on 23 September.
